A home-buying guide for people who work on Florida's Space Coast — how to pick a neighborhood around your commute, what homes really cost here, and how to buy with confidence, even from out of state.

Why the Space Coast

Your paycheck is here. Your home should work with it.

Brevard County stretches 72 miles along the Atlantic, and its aerospace jobs are clustered at two ends: the launch complexes on the north end (Kennedy Space Center, Cape Canaveral Space Force Station, and the manufacturing campuses around Exploration Park) and the defense and manufacturing corridor around Melbourne's airport on the south end. That geography is the single most important thing to understand before you shop, because a home that is 15 minutes from one job can be an hour from the other.

The good news is that the industry keeps growing, which supports home values. In May 2026 the state announced a $600 million Blue Origin upper-stage manufacturing facility at Cape Canaveral expected to add 500 jobs; the company already counts nearly 4,000 employees across Brevard and Orange counties. SpaceX is building out Starship pads at LC-39A and SLC-37 plus its Gigabay assembly building on Roberts Road. On the south end, L3Harris is headquartered on NASA Boulevard in Melbourne and Northrop Grumman runs a 109-acre aircraft design campus next to the airport.

Typical drive times below assume normal weekday traffic. If you work shifts or badge in through the KSC gates, your real commute may be shorter; on launch days and during beach season, add time on the causeways.

Median prices are 2026 city-level figures from local market reports and vary by neighborhood and home age. Drive times are estimates for planning only.

Shortcut: if you work at KSC, Blue Origin, or SpaceX, start with Titusville, Port St. John, and Merritt Island. If you work at L3Harris, Northrop, or Embraer, start with Melbourne, West Melbourne, Palm Bay, Suntree, and Satellite Beach. If your household has one of each, Rockledge and Viera split the difference.

Commute realities on the Space Coast

Causeways are the choke points

  • Every trip between the mainland and Merritt Island or the beaches crosses a causeway: SR 405 (NASA Causeway) and SR 406 from Titusville, SR 528 and SR 520 from Cocoa, the Pineda Causeway and Eau Gallie Causeway farther south. Pick a home on the same side of the water as your job when you can.
  • KSC has several gates. Titusville workers come in on SR 405 or SR 406; Merritt Island workers use SR 3. Cape Canaveral SFS is reached by SR 401 from Port Canaveral, so Cocoa Beach and Cape Canaveral residents have the fastest route there.

Launch days and beach days

  • Big launches draw crowds to US 1 in Titusville, the SR 528 bridges, and A1A. If you work shifts that end near a launch window, plan an alternate route or enjoy the show from home — Titusville and north Merritt Island have the best backyard views.
  • Interstate 95 and US 1 run the full length of the county; SR 528 is the fast link to Orlando and the airport, which matters if your spouse commutes west.
Total cost of ownership

Taxes, insurance, and the fees that surprise newcomers

Property taxes

  • Brevard millage rates generally run about 12 to 19 mills depending on the city and district. On a $375,000 home with homestead, expect roughly $5,500–$5,700 a year including non-ad valorem fees.
  • File for the homestead exemption by March 1 after you move in. It removes about $50,000 from your taxable value and caps future assessment increases at 3% a year (2.7% for 2026).
  • Moving from another Florida homestead? Portability lets you carry your accumulated Save Our Homes savings to the new house.

Insurance

  • Get insurance quotes before you write an offer. Roof age, a wind-mitigation inspection, and a 4-point inspection drive the premium more than anything else; a newer roof and hurricane shutters or impact glass can save thousands a year.
  • Flood zones matter block by block. Zone X usually means flood coverage is optional and inexpensive; zones AE and VE (most barrier-island and riverfront homes) mean your lender will require it. FEMA's Risk Rating 2.0 prices flood insurance on the specific property, so always get a quote on the actual address.

HOA and CDD fees

  • Master-planned communities such as Viera add Community Development District assessments to the tax bill, typically $500–$2,500 a year on top of HOA dues. Older neighborhoods in Merritt Island, Rockledge, and Titusville often have no HOA at all.

Condos: a real opportunity, with homework

  • Condo supply is high and prices are soft, which is good for buyers. But Florida's post-Surfside law (SB 4-D) requires older buildings to complete structural inspections and fund reserves. Before you buy, review the milestone inspection, the reserve study, and any pending special assessments.
Financing & relocation

Make the numbers work

Aerospace and defense employers often provide relocation assistance, and Space Force, Air Force, and veteran buyers can use a VA loan with no down payment. First-time buyers should ask about FHA and conventional 3%–5% down options, and about Florida's down-payment assistance programs, which come and go with funding. If you are still under contract with a new employer, most lenders can use your offer letter to qualify you before your first paycheck arrives.

Close and file for homestead.

Set your utilities, update your address for base or badge access, and file the homestead exemption before March 1 to lock in your tax savings.
